Client:  If you are looking for financing for a commercial real estate, merger and acquisition, or other development project, and you have sufficient experience and equity, we can help you.  We need a current appraisal, a brief executive summary, financial statements, projections, entitlements, project phase plans and, most important, developer team resumes and financial statements.

Deposits:  Lenders normally require a good faith deposit up front to cover due-diligence fees (travel expenses for an international transaction) and to demonstrate borrower seriousness and ability to close a transaction. 

Joint Ventures: We can  sometimes arrange a joint venture with an equity participant.

Agreements: If you are interested in engaging our services, please execute our non-disclosure agreement and fax a signed copy to 1-775.535.3788.

Project Documents: Please forward project documents via www.YouSendIt.com to ilexa@msn.com.  These should include 1) an executive summary, 2) project financials, 3) principal bios/resumes/background/financials, 4) market value as-is, 5) loan amount required, 6) project up-side (build-out value), 7) principal contribution (cash, equity), 8) alternative term sheets (if available) 9) 3-yr tax returns and/or p&l, 10) most recent appraisal (if available).
